Purpose

To provide first line supervision to custodians (BAIIs and ABAL) in the building cleaning operations

Responsibilities
  • Schedule and coordinate the work of one or more groups of Assistant Building Attendant Leaders and Building Attendant II teams and inspect completed work. Schedule special assignments, maintain order and discipline. Provide employees with understandable, timely & consistent directions and maintain clear two -way communications. Ensure that employees abide by the work rules as described in employee orientations and applicable policies and procedures. Receive and schedule work orders per client instructions & provide client feedback. Ensure appropriate resources for staff to complete their assigned tasks. Manage performance through observation, communication of goals and standards. Retrain and provide corrective action as needed. Provide coaching and redirection of employees to meet expectations. Document using performance records, mid-year reviews and annual evaluations. Recognize superior performance.
  • Prepare documents such as: Key Logs, Security Logs, Time Reports, FAMIS, First Report of Injury, Inspection Reports, Supply Order, Absence Documentation, Training Records, Performance Evaluation Record, Periodic & Annual Performance Evaluation plus new employee orientation. Meet deadlines and perform complete and error free work. Perform other duties as assigned. Timely notification of management on matters of concern as indicated by supervisor and SOP.
  • Ensure that services and event setups are delivered per schedule and/or work order. Conduct inspections of buildings. Ensure compliance with procedures and standards. Document inspections and corrective action. Ensure timely reporting, submission, and follow-up of building repair/maintenance and custodial issues. Provide timely and effective responses to client complaints. Respond to customer complaints with face-to-face visits with clients as directed by management.
  • Train employees on cleaning, work procedures, safety, policies, and work rules using both classroom and individual training methods. Direct quarterly rotation of, and training for specific BAII duties, including Restroom Specialist, Light Duty Specialist, Vacuum Specialist, and Utility Specialist if appropriate. Attend and actively participate in training. Maintain accurate and timely documentation and records. Conduct employee orientation on new employees and current employees. Meet training deadlines established by SOP or supervisor.
  • Follow established safety policies and procedures. Report accidents and near misses in a timely fashion. Wear appropriate personal protective equipment. Report unsafe conditions promptly. Observe all manufacturers' instructions and precautions when handling chemicals or other hazardous chemicals. Operate vehicles in a safe manner. Conduct basic safety checks before placing vehicle into service (if applicable). Maintain acceptable University driving rating. (if applicable).
  • Promote safety policies and procedures to employees. Maintain safe working conditions for employees. Report and correct unsafe working conditions daily. Coordinate and organize work effectively to respond to floods and other emergencies. Ensure that employees operate custodial equipment safely. Comply with mandatory safety training for self and employees. Complete applicable forms, logs, inspections, performance documentation, etc. Perform blood borne pathogen cleanup.
  • Ensure all applicable exterior and interior doors are locked and secured, and alarms are set. Ensure adherence to building and room unlocking and locking schedules, requests, and directives. Ensure proper control of keys, access cards, and alarm codes. Notify UTPD of security issues. Maintain equipment inventory & provide equipment security. Conduct serial number inventories per SOP or supervisor's instructions of major equipment including, but not limited to backpack vacuums, carpet extractors, buffers, automatic scrubbers, window cleaning tools, etc. Provide timely reports of loss and/or damage to management and UTPD.
  • Emergency cleaning, report repairs as needed, schedule and staff events, hold meetings w/staff, other related duties as assigned.

Required Qualifications

High School Graduation or GED. Two years' experience in custodial maintenance or related industry. Basic computer skills. Experience following basic work instructions. Experience in a supervisory capacity. The ability to read and understand work orders, instructions, product labels, product directions, and other written job materials. Communicate via two-way radio. Ability to understand and follow verbal instructions. Good communication skills, interpersonal skills, and customer service skills. Ability to write simple correspondence and fill out standard forms. Ability to work according to standardized processes. Desire to work on a team. Good attendance and stable work history. Must have a valid driver's license and an acceptable driving record. Equivalent combination of relevant education and experience may be substituted as appropriate.

Preferred Qualifications

Associated degree or higher. Advanced computer skills. Experience supervising custodians in an OS-1 cleaning environment. More than one year of supervisory experience. Knowledge of methods, materials, chemicals, and equipment used in custodial work. Working knowledge of safety and sanitation measures appropriate for custodial work. Successful completion from the Campus Planning and Facilities Management Leader Development Program.

Driving Required

This job requires a class "C" operator's driver's license. The applicant selected must provide a current three-year driving record from the current state of residence. If not currently a Texas resident, a Texas driver's license must be obtained within 30 days of becoming a Texas resident. Employees who are required to have a CDL are subject to drug and alcohol testing (pre-employment, post-accident, reasonable suspicion, random, return-to-duty, and follow-up drug and alcohol testing).

  • Employee must continuously lift and /or move up to 10 pounds, frequently lift and/or move up to 25 pounds and occasionally lift and/or move up to 50 pounds.
  • Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.

Work Shift

Various shift hours depending on assigned area. Frequent weekend and holiday work as requested. Must conduct client visits as required when off shift.
