Job Description:
The Maintenance Supervisor is responsible for assuring the proper service delivery and high quality of interior and exterior maintenance through the direct supervision of maintenance and custodial staff for assigned properties. The incumbent is responsible for ensuring the continued proper functioning of all mechanical and electrical equipment, including HVAC systems, plumbing, carpentry, appliance repair, and the general property upkeep and curb appeal of assign properties. An individual in this class must also have the full capability of performing maintenance tasks at a highly skilled level and to educate and train staff on proper procedures. The incumbent in this position is also required to perform the aforementioned tasks and complete the necessary work on an as needed or as required basis.
The work requires knowledge of the methods, procedures and practices of the trades including plumbing, electrical, appliance repair, heating, ventilating and air conditioning (HVAC), and carpentry in order to perform needed maintenance or supervise others in doing so. There are guidelines for performing the work but the employee is expected to use own judgment in finding, choosing and applying the proper procedure or precedent with significant deviations from standard methods or accepted practice referred to supervisor. Problem solving is an integral part of this work requiring the incumbent to determine the best way to correct problem or material needed to complete work. The success or failure in resolving maintenance problems have a direct effect upon the physical comfort and wellbeing of the occupants of the assigned properties.
Contacts are with employees of HOC and of private contractors for the purpose of exchanging information or providing basic technical information. There is also regular contact with residents of HOC properties while providing maintenance service to their homes. The work environment varies from HOC offices to client homes to outside of service area of a property and involves some discomfort while performing assigned tasks. The work consists of assignments which may require the use of safety equipment and regular visits to client's homes. The incumbent must spend varying amounts of time crouching or crawling in confined spaces, climbing ladders, carrying/pushing objects up to fifty pounds.
